   I&#8217;m Zebo, the Zedonk! I am very happy to announce that here on the farm we have brand new ducklings as well as brand new kids from our goats. With the weather staying nice it has been great spending time out on the farm with all of the animals.<br />
   The water is refreshing to all of us, but the ducklings are especially keen on taking a swim in the cool pond. While they are busy splish splashing around Rowdy, the new Gypsy Vanner Horse, is running around like a race horse.  He keeps us all busy watching him running about. The new baby goats like to stay cool in the shade of the barn.  They are still very young so they are not moving around much. Won&#8217;t be too long before they&#8217;re running amok along with the other goats.  As for me, it&#8217;s getting to be about time for me to hit the hay.  Check out the link below to see all of us on the farm.   Greetings from the farm,</p>

			<content:encoded><![CDATA[<p>Good news for military in the market for a new home, the federal government is <strong>extending their $8,000 tax credit</strong>. The deadline to cash in was Friday April 30, 2010 for non-military, but it has been extended for service members.</p>
<p>Our military is being offered an extended opportunity to take advantage of the tax credit. If you are in the market to buy or sell now is the time.</p>
<p><strong>A military member</strong> who served at least 90 days out of the United States between January 1st, 2009 and April 30th, 2010 will qualify. The tax credit extension is good until April 30th, 2011. The credit is $8,000 for first-time home buyers and $6,500 for repeat buyers.</p>
<p>The rule that required buyers to repay the credit if they move out of their home within three years has been waived for service members that have to sell their home after receiving government orders.</p>
<p><strong>Realtors say</strong> it&#8217;s even turned up as an advantage for sellers. Buyers have been given a great incentive to stop dragging their feet and go ahead and buy. More buyers equals numerous bids on listed homes. Sellers are being offered top prices from buyers who are reaping the benefits of this great opportunity to get into a home.</p>

<p>James and Barbara’s farm is always growing and changing with new exciting additions like Priscilla’s foal(Rowdy), two Great Pyrenees puppies(Gigi and Coco), and most recently a trained guard dog called Hannah. While it&#8217;s important to know what your budget is when buying a home and your bottom line when selling one, equally important is taking into account how the trends in your local real estate market will impact pricing.</p>
<p>This being the case, I put together a  spreadsheet for our two brokers, James and Barbara, so they could see the price range of homes on the market in Montgomery county, in addition to how long homes in those price ranges are taking to sell. As useful as this information is to a Realtor in advising their clients, it&#8217;s just a relevant to someone thinking about buying or selling a home.</p>

			<content:encoded><![CDATA[<p>While most areas of Montgomery County, TN and Christian County, KY sit at a high enough elevation that major flooding isn&#8217;t a problem, for those who do live in a flood plain, Friday was a significant day.</p>
<p>That was because the Senate adjourned last Friday without extending the National Flood Insurance Program. This lapse came as the result of a House bill that would have kept the program in place until April 30 failing, due in large part to a number of other included, but unrelated provisions that could not be agreed upon.</p>
<p>There are currently bills in both the House and Senate that would extend the NFIP until Dec. 31, however for the time being the NFIP has lapsed. Those who already possess flood insurance under Federal Emergency Management Agency guidelines will retain their coverage, however it has yet to be seen what will happen when a transaction requires flood insurance but it is unavailable.</p>

In real estate when someone mentions a comp they&#8217;re talking about comparing the price that you think you want to sell your home for vs. what similar homes in the immediate area have sold for recently. To help you do this we provide a free tool called <a href="http://www.homeinsight.com/Widget/default.asp?VTZD51KLG4KD" target=_blank>Market Snapshot</a>.</p>
<p>This is useful for a number of reasons, the biggest being that a comp allows you to see if your home is reasonably priced given it&#8217;s location. Our <a href="http://www.homeinsight.com/Widget/default.asp?VTZD51KLG4KD" target=_blank>Market Snapshot</a> tool go a little further than the typical comp and actually shows how long specific homes took to sell. Knowing this information in addition to the high, low, and average prices of an area is an extremely powerful tool to you as someone buying or selling a home.</p>
<p>A home priced below value is more likely to sell faster than a comparable home that is offered at a price higher than similar homes in the area. As a buyer you can use this information to have your agent find you the best value for your dollar in addition to negotiating the best price possible.</p>
<p>As someone selling a house, comps are still very useful. If you&#8217;re trying to move quickly than pricing your home above the average price of similar homes will mean that your house is more likely to sit on the market until one of two things happens: 1. Someone falls in love with your house. 2. You lower the price.</p>
<p>If you offer your house for its market value you can reasonably expect it to sell within the average time it takes similar homes to sell. Our <a href="http://www.homeinsight.com/Widget/default.asp?VTZD51KLG4KD" target=_blank>Market Snapshot</a> will tell you what that average time is.</p>
<p>Finally, if you price your home below the market it is more likely to seller faster than similar homes as its price presents a greater value to buyers. As a buyer, if you see a home priced below comparable homes, it&#8217;s best to express your interest in it to your Realtor® quickly as these homes very seldom stay on the market long.</p>
